Extensions and Planning Permission:
Changes to Planning Law introduced in 2008 mean that in most instances we can design your extension so that it falls within Permitted Development and as such will not require Planning Permission. However if your requirements mean that Planning Permission is Ds7 will get it for you. Fuller details on Permitted Development Law relating to home extensions can be found in our House Extension – Permitted Development.
If you would like to get a better understanding of what might or might not be possible then please feel free to get in touch. We would be very happy to visit your home for a free consultation. Once we have seen your house we should be able to give you clear feedback as to what is and is not possible, as well as giving you some initial design advice and ideas. After the visit we will then send you a quote for the design and planning service allowing you to decide. We can also introduce you to a selection of builders we work with who could help make your idea become reality.
“What will it cost?”
This leads us to the question that everyone wants to know ‘What will it cost?” While specifications and designs can differ considerably we have put together a approximate build cost guide to help you understand what to expect:
£1200 – £1800 per sq m approx.
A well designed and well executed single storey rear extension.
£1100 – £1500 per sq m approx.
Double storey extension to incorporate bedroom on first floor and additional living space on ground.
£950 per sq m approx.
Infil of an existing garage to create an additional room with window to front.
“How much does a house extension cost?”
“How much will it cost to extend my house?”
are two of the most common questions we get asked. The answer can depend alot on factors such as are you putting a bathroom or a kitchen in your extension and if so what fixtures and fittings will you be installing?
Or is the extension going to have alot of glazing?
Geography is also a factor for example:
“What is the cost of extending a house in Birmingham?”
will get a different answer to
“What will a house extension cost in Wolverhampton?”.
But the above examples are designed to give you an understanding of what you might expect and have been averaged to cover regional variation between the West Midlands and various areas throughout UK.
